When is a permit reqired?

In Ontario, a building permit is generally required for any construction, demolition, or renovation of a building or structure that involves structural changes, alterations to the building's use, or work on plumbing or mechanical systems.

This includes new construction, additions, renovations, and even some interior alterations like finishing a basement or installing a wood stove.

Sheds over 15 square meters, and accessory buildings greater than 10 square meters require a permit.
Replacing deck structure, or changing layout required a permit, and may required additional permits from a conservation authority
Decks greater than 10 square meters or provide direct access to residence require permits
Interior alterations
Septic tank replacements, bed repairs or new systems require permits

I started a project without a permit, and now I have received a letter or Order to Comply from the Municipality...What do I do?

Reach out with a copy of the letter/order and we can review what is required to apply for a permit and come into compliance. MNH Design Consult can support you in providing drawings, permit coordination and communication with the local building department.

It is better to take action as soon as possible, or the order can be followed by a summons to court for further enforcement.

Thinking about adding an apartment in my house for extra income. Can you help me layout possibilities?

When you are looking at a proposed purchase, or your existing house...MNH Design Consult can help you lay out some space planning options for additional suites/dwelling units in compliance with the Ontario Building Code and local zoning.

I want to replace an existing deck...do I need a permit?

MNH Design Consult can prepare a drawing based on your existing layout/foundation to apply for permit and use for construction. All drawings will be in compliance with the most current version of the Ontario Building Code.

If you are doing anything other than replacing deck boards, you will need a permit!

The online permitting is very confusing, and/or I don't use a computer, can you help?

Sometimes the updated permitting systems can get confusing. MNH Design Consult has experience with permitting software, email and digital communication. We can support you and the application process with drawings we prepared, or your own drawings. We can simply support you with the application, if that is all that is required.

Can you help me determine what I can build on a property? Zoning and setback information?

Of course we can...we can review the local zoning bylaws, setbacks, allowable uses and request additional information if required. With local mapping we can provide details for conservation authorities, SImcoe County official plan and other relevant information.
